01 / LOCAL MAINTENANCE & CARE
Keep communal and private actions separate
A maintenance list can contain doors under different ownership or management. Keep the original finding against each opening and name the person authorised to approve remedial work. An inaccessible private door should remain an outstanding item, rather than disappearing from a communal completion schedule.
02 / LOCAL MAINTENANCE & CARE
Context for the North London maintenance visit
A resident replacing an internal door and a managing agent commissioning a communal-door programme need different information. Separate private and shared openings in the enquiry. If responsibility is uncertain, obtain the building contact before agreeing alterations; an occupier who can provide access may not be the person who can authorise the work.
03 / LOCAL MAINTENANCE & CARE
A record of the actual work
Ask for the work at your North London property to be identified against the original door references. The record should distinguish completed maintenance, items requiring further information and openings not accessed. Where our LPS 1197 scope applies, this concerns inspection, maintenance and repair of hinged and pivoted timber fire doorsets under term contracts; it is not a blanket certification of the building.
