01 / LOCAL MAINTENANCE & CARE
Reconcile report labels with building labels
Check that each defect reference can be found on the building’s own schedule or plan. Where numbers have changed, provide a cross-reference and photographs. This is more useful than a list of findings without locations, particularly when one development has repeated flat numbers across different blocks.
02 / LOCAL MAINTENANCE & CARE
Context for the Stratford maintenance visit
Within a managed development, the postal address may cover more than one block. Include the building name, entrance and floor, then identify whether the door serves a flat, common area or commercial space. Share management instructions so that the enquiry is connected to the correct building records.
03 / LOCAL MAINTENANCE & CARE
A record of the actual work
Ask for the work at your Stratford property to be identified against the original door references. The record should distinguish completed maintenance, items requiring further information and openings not accessed. Where our LPS 1197 scope applies, this concerns inspection, maintenance and repair of hinged and pivoted timber fire doorsets under term contracts; it is not a blanket certification of the building.
